There isn’t a day where I didn’t come at it with all of my energy and focus. It’s easy to do this when you’re passionate about what you do. However, sometimes I run up against people who won’t see the truth. And a big truth is that an HVAC upgrade is essential in order to get the very best price for your home. It’s just that simple and the comps prove it. Still, when I tell a homeowner that the HVAC needs to be replaced, all hell breaks loose. It makes no sense to me. Sure, I understand that none of us want to spend money to make money. And an HVAC upgrade is not a cheap piece of equipment. However, it is one of the most essential appliances in any home. When a potential buyer sees a antiquated and run down HVAC, they are trying to figure out whether to even look at the rest of the house. Yet, there are homeowners who think that negotiating the price over the HVAC is a successful tactic. It’s not and a homeowner will lose on that one every single time. Yet, I see it at least a few times a month. A homeowner who has watched to many real estate shows is just sure they can negotiate a better price with an old HVAC. These are the sellers that I tend to try to walk away from because their homes stay on the market forever.
