I actually consider myself to be a fully committed professional. And, I would put my stats up against anyone else. I’m not just blowing smoke or trying to brag about my abilities. It’s just the honest truth. I have been laboring in real estate for 25 years now. There isn’t a day where I didn’t come at it with all of my energy and focus. It’s self-explanatory to do this when you’re absolutely passionate about what you do. However, sometimes I run up against people who won’t see the truth. And a large truth is that a Heating and A/C update is essential in order to get the best price for your household. It’s just that self-explanatory and the comps prove it. Still, when I tell a homeowner that the Heating and A/C needs to be updated, all hell seems to break loose. It makes no sense to me. Sure, I understand that none of us want to spend cash to make cash. And a Heating and A/C update is not a cheap piece of equipment. However, it is one of the most essential appliances in any household. When a potential shopper sees an antiquated and run down Heating and A/C device, they are trying to figure out whether to even look at the rest of the household. Yet, there are homeowners who assume that negotiating the price over the Heating and A/C device is a successful tactic. It’s not, and a homeowner will lose on that one every single time. Yet, I see it at least a few times a month. A homeowner who has watched too many real estate shows is just sure they can negotiate a better price with an old Heating and A/C device. These are the sellers that I tend to walk away from because their households stay on the market forever.
