Not easy to sell a residence when you have an old HVAC machine

I seriously consider myself to be a completely committed professional.

And, I would put my stats up against anybody else.

I’m not just blowing smoke or trying to brag about my abilities. It’s the truth, pure and simple. I have been easily working in real estate for over 25 years now. There isn’t a single day where I didn’t come at it with all of our energy plus focus. It’s easy to do this when you’re passionate about what you do. However, on occasion I run up against people who totally refuse to see the truth. And an immense truth is that a Heating plus A/C upgrade is entirely essential in order to get the best price for your residence. It’s just that easy plus the comps actually prove it. Still, when I tell a homeowner that the Heating plus A/C machine needs to be replaced, all hell breaks loose. It makes no sense to me in the least. Sure, I understand that none of us want to spend currency to make currency. And a Heating plus A/C upgrade isn’t really cheap. However, it is a single one of the most essential machines in any home. When a potential purchaser sees an ancient plus run down Heating plus A/C machine, they are trying to figure out whether to even look at the rest of the residence. Yet, there are homeowners who think that negotiating the price over the Heating plus A/C machine is a successful tactic. It’s not plus a homeowner will lose on that just about every time. Yet, I see it at least a few times a month. A homeowner who has watched too many real estate shows is just positive they can negotiate a better price with an ancient Heating plus A/C machine. These are the sellers that I tend to try to walk away from because their residences stay on the market forever.
