When my wife and I were trying to sell our home, we considered what kind of renovations we might have to do.
We ended up talking with a good friend and he was saying that it would be best to look into upgrading the HVAC system.
I thought the HVAC system would last another 5 years or so, but my friend was saying that wasn’t the point. He explained that HVAC systems are always becoming more energy efficient. So if our HVAC system was about a decade old, the new upgrade of an HVAC system would add greater home equity than remodeling the kitchen or something else very expensive. The problem he said is that most homeowners don’t know the right investments to make where they really get the return investment, especially when selling a home. He said the HVAC systems are always overlooked for the most part, when they are exactly what people are looking for in a good home. Nobody wants to move into a place that doesn’t have an HVAC system that will last very long before having to make a crucial upgrade. I thought about all of this and realized that my buddy was right. If I were looking to buy a new home, which I am, I definitely want a place that includes a nice HVAC that will last a long time to come. I certainly wouldn’t want a place that had a shoddy roof either that only had 5 years left to go. I might be dealing with all kinds of roof leaks and various issues, so of course I would want a place with a relatively new roof. So I ended up having a new HVAC system installed, and we were able to add that amount we paid to the price of the home, and we sold it easily!
